Conveyancing
Conveyancing is simply the process involved in legally transferring the title of a property from a seller (vendor) to a buyer (purchaser), and includes undertaking a variety of searches and the preparation and execution of a number of legal documents associated with the transaction.
Selling a Property
At Conveyancing @ Platinum we will:
- Confirm in writing your instructions with our cost agreement.
- Obtain all of the required documents as quickly as possible to complete the Contract in accordance with the Conveyancing Sale of Land Regulation 2005.
- Prepare the Contract and forward to the nominated Real Estate Agent by personal delivery to their office in order that the marketing of your property can commence without delay.
- Arrange for the preparation of the discharge of Mortgage and calculation of payout figure for settlement.
- Handle ALL other matters during the course of the transaction to complete the sale.
Purchasing a Property
At Conveyancing @ Platinum we will:
- Confirm in writing your instructions with our cost agreement.
- Request Contract from vendor's representative OR if in a cooling-off period personally collect Contract from the Real Estate Agent.
- Review and explain the contract to you and negotiate any necessary amendments to the contract.
- Obtain pre-purchase reports.
- Obtain property searches / enquiry certificates.
- Attend to mortgagee's requirements and preparation of Transfer
- Explain mortgage documents (if required).
- Attend to stamp duty requirements.
- Handle ALL other matters during the course of the transaction to complete the purchase
